Diagnose and fix a leaking shower pan, from a failed drain flange to a cracked base or worn liner.
When a shower pan leaks, water runs to places you cannot see: the subfloor, the ceiling below and the framing. Pan leaks have a few common causes. Older mortar pans may have a rubber liner that has aged or been punctured, a drain flange can lose its seal, a fiberglass or acrylic base can crack or flex and tile pans without proper waterproofing can simply let water through grout. The right repair depends on the cause, so identifying it comes first. In Nashville, we often find that a small failure at the drain is the culprit, and sometimes a rebuild is the honest answer.
We test the pan by plugging the drain and filling it with water, watching the level and checking below for signs of leakage. If the drain flange is the problem, we may be able to reseal or replace it. A cracked base may be repaired or replaced. If the liner has failed or the pan is a tile-over-mortar design without a good membrane, we explain whether a localized fix or a full pan rebuild is more sensible. We also assess damage to the subfloor and framing and tell you what repair is needed.
Filling the pan and watching the level shows whether the pan holds water, which isolates the problem.
The flange connection is a common leak point and sometimes a fast, inexpensive fix.
We tell you when a repair will hold and when the pan itself needs to be rebuilt.
We look for subfloor and framing damage so the real extent is known.

Sometimes, if the leak is at the drain. If the pan or liner has failed, tile must be removed for a lasting repair.
A drain-plug flood test and moisture checks below the shower are the most reliable ways to find out.
Small cracks in fiberglass can sometimes be repaired, but significant cracks usually mean replacement.
Many mortar pans from past decades use a rubber liner that can age. Replacement is often wise.
